House rules – purpose and background
House rules intend to create good and safe living conditions for all who live in Luftå 25. This is achieved when the rules are respected and everyone acts in a considerate manner.
House rules are drawn up on the basis of joint ownership statutes and contain provisions of the use of sections and the common area, as well as rules on how residents and visitors who stay on the property should relate to such rules.
1 Compliancy with house rules
The co-owner is responsible for this set of rules being observed by own household, tenants or other persons granted access to the section or the co-owner’s own property.
2 Violation of house rules
Upon violations of the house rules it is requested that the concerned parties settle among themselves. If this proves unsuccessful, the matter should to be reported in writing to the board. Only written complaints are treated. Complaints about violations of house rules must be specific as to whom the complaint is about, what the reason is and when the violation occurred (date / time).
3 Locking the front doors and gates
All common entrance doors and gates should be locked at all times.
4 Indoor common areas
4.1 Parking garage
Motorized vehicles and bicycles are stored on the co-owner’s assigned parking. Strollers can be placed on the co-owner’s parking given that it is within the marked area and not a nuisance to others. Other equipment is to be kept in the storeroom. At the yearly voluntary work (dugnad) equipment that does not comply with the rules for storage risk the possibility of being removed and discarded and the co-owner will be charged for the pick-up.
4.2 Corridors / gallery outside apartments
Ornaments in the corridors can be placed there only by agreement with the other occupants on the floor. The decoration must not cause annoyance or hinder cleaning or escape in case of fire.
4.3 Other interior common areas
Private objects must not be stored in these areas (eg. Bikes, strollers, skis).
5 Exterior common areas
After using the common areas make sure to leave it tidy. The use must take place in such a way that the intentions for the use of the property are adhered to.
6 Smoking
Smoking is prohibited in interior common areas and in the garage. Moreover, smoking must not be a nuisance to others.
7 Pets
Keeping pets must not be a nuisance to the other residents. Pets should not be kept inside the common areas and any soiling on the pavement, lawn and flowerbeds should be removed immediately. Repeated substantiated complaints are regarded as a breach of contract and the pet keeping must cease.
8 General noise / sound level
The hours between 23:00 and 6:00 (9:00 in the weekends) should be regarded as a normal night’s rest in the building. Advise your neighbors if a sociability is to be arranged which may come in conflict with this rule.
9 Noisy work
Hammering, drilling, sawing and other noisy work is allowed between 08:00 and 22:00 on weekdays and between 10:00 and 18:00 on week-ends.
10 Fire
10.1 General
Smoke detector should be placed so that it can be heard from all bedrooms with door closed. Smoke detectors should be maintained by the owner by replacing the batteries every year. Smoke detectors must be tested from time to time. The fire extinguisher is placed so that it is easily accessible, preferably close to the bedrooms.
By sale of a co-owners property required fire extinguishing equipment must be left in the apartment.
10.2 Grilling/BBQ
Grilling with gas and / or electric grill is allowed, but show consideration and care. Gas containers must not be stored in the storage room in the basement due to danger of explosion – they can be safely stored on the balcony during winter.
11 Parking and wash / repair of motor vehicles
Caution should be exercised when driving on the property. Signs must be respected and violation may lead to tow-away without notice at the owner’s expense and risk.
11.1 Parking
Parking must take place in the designated space in the garage facility. Guest parking is to be used by guests. Cars unsafe for driving or unregistered cars are not to be left in the guest parking area. If there is a need for additional parking this must be arranged otherwise than placing car no. 2 in the guest parking. Failure to comply will mean the car can be towed away at the owner’s expense.
11.1.1 Electric Cars
Charging of electric vehicles must take place on co-owners assigned parking utilizing an appropriate dedicated charging solution for this task. The co-owner will finance the establishment of the charger and it must be of the Zaptec brand. Before establishing such a solution, the co-owner must apply for approval by the board. The co-owner will be charged a fixed monthly fee for the electricity and operation of the installation, with a yearly reconciliation based on the history of the individual co-owners consumption readout.
11.2 Washing and repair of vehicles
Wash and/or repair of a car is not allowed in the joint ownership’s common areas. Activities leading to oil spills and soiling of common areas and the garage are also not allowed.
11.3 Rental of parking area
It is possible to rent garage space for other residents of the joint ownership, but not to external third parties. This is because of the access control to the garage facility.
12 Facades
Awnings, sun screens, antennas and other fixed installations must as a general rule be approved by the local municipality; a written application must be submitted for the joint ownerships board. Applications regarding antennas / satellite dishes will not be approved.
Drying laundry on the balconies is allowed only if it is to no nuisance to neighbors or gives an unaesthetic appearance.
13 Waste disposals
Waste is sorted in their respective containers (paper / cardboard, MSW and biowaste). Soft plastic waste must be gathered in a bag for such waste and is picked up on its own schedule – check the sticker on the waste containers for pick-up dates, temporary storage for this waste is in your own storage room.
Glass / Metal waste is delivered to the recycling pickup facility (nearest one is located in the crossing Hoveveien / Kvernelandsveien by the fast food hut).
14 Transfer or hand-over and rental of apartment
14.1. According to the statutes, any new owner or tenant must be notified in writing to the joint ownerships business manager (Bate).
14.2. Landlords are responsible for ensuring that all tenants be informed about and follow the prevailing statutes and house rules by making sure they are a part of the lease.
15 Amendment of the house rules
Amendment of the house rules must be approvedby the joint ownership’s general assembly by simple majority.
